Coldwell Banker Extends Benefits of Home Buyer Tax Credit With ‘BUYER BONUS’ Sales Event

Thousands of Sellers to Offer Credit up to $8,000 from May1 until July 31, 2010

PARSIPPANY, N.J. (April 26, 2010) — Coldwell Banker Real Estate LLC today announced the launch of its Buyer Bonus Sales Event, a national promotion intended to build on the momentum of the soon-to-expire federal homebuyer tax credit.

In a recent survey of Coldwell Banker Real Estate professionals, nearly half indicated that they had worked with home buyers who would have missed out on the home buyer tax credit in November of last year had it not been extended. In addition, while 34 percent cite the current tax credit extension (expiring April 30) as the primary reason their customers are currently for searching for a home, 28 percent said that they feel the limitations of this credit will prohibit some buyers from taking advantage of the credit.

That is why on May 1, 2010, immediately following the expiration of this government initiative, home sellers participating in the Coldwell Banker Buyer Bonus Sales Event will offer a credit of 3 percent (up to $8,000), when part of an accepted offer, of their home’s purchase price to buyers who sign a contract before July 31, 2010. There is no deadline for a closing date.

“The federal government did its part to encourage millions of Americans to achieve their dream of home ownership with the help of the home buyer tax credit,” said Jim Gillespie, president and chief executive officer for Coldwell Banker Real Estate LLC. “As the credit expires, Coldwell Banker Real Estate is encouraging buyers who haven’t found a home yet to continue looking, while bringing a new audience of home buyers who were unable to qualify for the tax credit into the market. We are confident that this private sector solution will represent a significant step toward continued recovery of the housing market.”

“The Buyer Bonus Sales Event will allow participating Coldwell Banker home sellers to essentially extend the benefits of the credit,” said Gillespie. “Without restrictions such as household income caps, the Coldwell Banker Buyer Bonus Sales Event allows for greater participation for all homebuyers. And our sellers have a unique opportunity to allow their home to stand out from the competition in their marketplace.”

Participating homes will typically be identified by Buyer Bonus Sales Event yard sign riders and tagged as a Buyer Bonus home online at www.coldwellbanker.com. While searching for a home online, home buyers can simply check the box labeled “Buyer Bonus Sales Event” to find participating properties nearby.

All home sellers who take part in the Buyer Bonus Sales Event will receive broad marketing support from Coldwell Banker Real Estate LLC, including:

National television commercials beginning May 1, 2010; extensive online advertising
Promotion on http://www.coldwellbanker.com
Updates on the event to be shared on Coldwell Banker Facebook and Twitter pages and the Coldwell Banker blog, Blue Matter;

Snow is coming to Virginia!

Current forecasts range from 6 inches to a foot, starting on Friday.

According to the papers and every meteorologist in town, Virginia is going to get a nice snowfall this weekend … up to a foot, some people say. The snow is supposed to start as early as Friday afternoon and continue into Saturday.

In case you're new to Virginia, let me tell you how we do it here.

Tuesday morning: The word "accumulation" is used.

Tuesday afternoon: Accumulation confirmed. All weekend plans put on stand-by or out-right canceled.

Tuesday evening: First trip to supermarket for bread, milk, wine, beer and cookie dough.

Wednesday morning and afternoon: Calls around town for sleds begin (for the record, Richmond.com is one step ahead. No one has them; Pleasant's is expecting a shipment on Friday).

Wednesday evening: Local news does a story about the run on supermarkets for bread and milk. Second trip to supermarket for extra bread and milk, plus frozen pizzas and non-perishables, because you never know.

Thursday morning and afternoon: Spend workday obsessively checking the forecast. More calls for sleds. Search online for sleds, but decide against them because you can't believe how much sleds actually cost.

Thursday evening: Meet friends out for drinks or dinner because you never know when you'll get out again. Realize you forgot to buy bagels.

How could you forget bagels? Third trip to supermarket.

Friday morning: Alternate staring out window for snow and consulting forecast for exact snow start time. Cancel the rest of weekend plans.

Friday afternoon: Weather.com reports that it is snowing in your area.

Run to window. Spend at least one hour yelling at weather.com because it is clearly not snowing. Ask boss about company inclement weather policy.

Complain about said policy. Wait an hour; ask boss if company is closing early.

Friday evening: Fourth trip to supermarket on the way home for last-minute necessities, like chocolate and fancy hot cocoa. Alternate staring out window and watching local news for exact snow start time.

Watch the Closings scroll to see if your work is closed on Monday, because you never know.

Friday night: Snow finally begins. Call and text all of your friends and family to see if it's snowing in their area and to make sure they're OK in the storm. Update Facebook status to reflect snowfall in case you missed anyone. Order pizza so you don't have to break into rations too soon.

Saturday morning: Marvel at snowfall. Fling pets and children into the snow so they can marvel and so you have pictures for your Facebook page.

Saturday afternoon: Drive or trudge to nearest hill and attempt to sled on a cookie sheet, shower curtain, trash can lid, or pool float.

Saturday evening: Meet friends for out for drinks or dinner to celebrate snow.

Sunday: Eat leftover pizza and stare out window, watching snow melt.

Obsessively watch Closings list. Feel happy when the county you once lived in announces closing and then sad because you never became a teacher and now you have to go out, clean off the car and then go to work tomorrow. Plus you've got all that bread and milk to eat.

With hurricane season underway and winter around the corner, now is a great time to determine if you and your family are ready for an emergency situation. Severe weather conditions could leave you stranded without power. Fallen trees, excessive rain, and ice can make roads impassable…Are you prepared??? To be perfectly honest, my family and I were not ready for an emergency. We found out the hard way on September 18th, 2003 when Hurricane Isabel came through. We had moved into our new house just 3 1/2 months before. We hadn't even fully unpacked much less had an emergency plan for our new home. We had 20+ trees on our lot downed by the hurricane. And thank goodness not one of them hit the house! Two of what seamed to be the largest trees fell across our driveway. We had no chainsaw and no way out. While assessing the damage to our property we decided to check the main roads. It looked like an over-sized game of pick-up sticks. Trees were down all across the main road in both directions. WOW…no power, no water, no plan. The best part is, the damage was so bad to the power lines that we did not get electricity until October 3rd. In short…Lesson learned! I stumbled upon a pamphlet provided by the State of Virginia at one of the conventions I recently attended and would like to pass this information onto you. It's a great resource on how to get your family ready for any emergency in 3 easy steps.
